Bizerte Medina
Historic Ottoman Hammam - North Tunisia
A 500-year-old Ottoman hammam in the heart of Bizerte's old Medina, being transformed into a distinctive hospitality and wellness destination while preserving its original character. The concept combines a premium café and patisserie, courtyard terraces and a dedicated sauna and wellness area, introducing a new lifestyle concept to Bizerte with little direct competition.

At its core, the project combines premium café culture with wellness. The café will introduce specialty coffee, high-quality desserts and contemporary food concepts currently uncommon in Bizerte, targeting younger lifestyle-oriented customers and international visitors. Together with the outdoor space and wellness offering, this creates multiple revenue streams within a unique heritage setting, complemented by contemporary design and natural materials.

The project is planned to open in winter 2026, and we are looking for active investment partners who want to invest alongside us and contribute to the project's development and ongoing operations.

Zarzis Countryside
Boutique Hotel and private beach – South Tunisia
A small ten-room hotel set on more than 4,000 m² in the countryside of Zarzis, located on a quiet coastal road near the island of Djerba, with direct access to a private beach and several restaurants within walking distance. The property was originally built as a luxury retirement residence and has been unused for several years.
With an existing swimming pool, sun terraces, hotel infrastructure and a secluded coastal setting, it offers a strong foundation for a boutique hospitality concept focused on privacy, comfort and tranquillity.

The concept follows a proven guesthouse model similar to Al Madina, combining accommodation with a personal hospitality experience and daily breakfast. The property requires renovation rather than a complete rebuild, including refurbishment of the existing spaces, new finishes, furniture and kitchen infrastructure. The private beach will be further developed to create a more attractive and usable beachfront area while maintaining the secluded character of the location.

A second revenue stream comes from the existing camping area, which already provides electricity and water connections for campervans and camping guests. The hotel can offer these guests access to selected facilities such as breakfast, sanitary facilities and showers, creating an additional hospitality segment alongside the ten-room hotel. The project is planned for development in 2027, and we are looking for active investment partners who want to invest alongside us and contribute to the project's development and ongoing operations.
